We get asked the question all the time, ?What is the best flooring for rental property??
We decided to share with our readers our expertise about carpet for your rental property. Basically, you have a few choice to choose from.
When putting flooring in a rental, you have to look beyond how the flooring looks. While looks are important, the main feature needs to be durability. Carpets may look nice and feel comfy, but many renters do not take the care they should with the flooring in a rental home, because they don?t own it. That?s why these durable alternatives may be a better option.
Tile
Tile is one of the most durable products you can put in a home. It resists fading, so renters can place rugs on top of it for comfort, and it?s simple to clean with a grout steamer when you are between renters or prepping the house to sell. Tile can crack, but this takes a lot of force and isn?t that common. The main drawback to tile is the expense of installation, but being able to leave the flooring in the home through several tenants can quickly overcome this drawback.
Laminate
Laminate flooring can be a durable option as well. It is prone to gouges and dents from large items, like refrigerators, and it cannot tolerate staying wet for long. It?s not ideal for kitchens or baths, but in main living areas where water is less of a problem, laminate looks great and lasts a while.
Vinyl Planking
Vinyl plank flooring is yet another option, and it?s more water-resistant than wood or laminate. Vinyl plank flooring looks like wood or tile but is made from recycled materials. Installation is fairly simple, and the product will last a long time. Should some of it get damaged, simply replace that section with a new piece, rather than replacing the entire floor.
With each of these three options, you have a product that will withstand the wear and tear that comes from renters. When your current tenants leave, you will have a presentable floor to offer to the next or to prep for the sale of the property.
